The four sources behind the phrase
RealTrends Verified publishes rankings built on closed transaction data — volume in dollars and sides, meaning the number of transactions in which the agent represented a buyer or a seller. Zillow shows an agent's review history and their sales and listings record. Yelp ranks businesses that have accumulated Yelp reviews in a category, which in real estate is a small and self-selected subset of agents. Google shows the star average and review count on a verified Business Profile. Only the first is a production measurement. The other three are reputation measurements, and each one only sees the clients who happened to review on that platform.
Why the lists disagree with each other
Because the inputs are different, the outputs have to be. An agent doing steady mid-price work will rank better on sides than on volume.
